New Activity at Former San Antonio CosMc's Signals Fresh Chapter for Short-Lived McDonald's Spinoff

A vacant commercial property on the Far Westside of San Antonio that once housed an experimental, space-themed fast-food concept is showing renewed signs of vitality. The building, which briefly operated as part of McDonald's beverage-focused CosMc's brand, had sat quiet following a sudden corporate shutdown last year. Recent physical improvements on the premises now indicate that a new commercial chapter is underway for the compact retail site.

Visible changes have emerged around the freestanding building located at 12360 Potranco Road. Observers on site have documented the arrival of active construction signage, fresh applications of paint, and scaffolding erected around the exterior walls. These physical alterations strongly suggest that interior and exterior remodeling efforts are moving forward to prepare the structure for a new business occupant.

While the exact nature of the future business has not yet been publicly disclosed, representatives tied to the property confirm that activity is ramping up. Listing broker Karen Mitchell, who represents the commercial parcel, indicated that an incoming tenant is poised to take over the address in the near future. However, Mitchell refrained from revealing the brand's identity, noting that the incoming tenant would likely prefer to make their own formal announcement regarding the location.

The property itself comprises a relatively small commercial footprint, measuring approximately 1,242 square feet. According to commercial real estate records, the structure has been actively marketed on industry platforms such as Crexi with an asking price of $1.5 million. The compact layout of the building reflects its original design as a high-efficiency drive-thru operation tailored specifically for fast-paced beverage and snack service.

It remains somewhat ambiguous whether McDonald's has finalized an outright sale of the real estate or if the site is being repurposed under a long-term lease agreement. Because the property continues to appear as an active listing on commercial real estate databases, market observers are keeping a close watch on transaction filings to determine whether the parent corporation has fully divested the asset.

The Potranco Road site initially launched with considerable fanfare in October 2024. It served as one of two test locations selected for the San Antonio market, part of a broader corporate initiative to explore specialized retail environments outside traditional burger-and-fries restaurants. The secondary San Antonio branch was established along Grosenbacher Road, forming a regional testing ground for the novel venture.

CosMc's was engineered by McDonald's as an experimental, small-format concept aimed squarely at the high-margin specialty beverage sector. Corporate leadership sought to test whether a standalone brand could capture market share from dominant coffee and beverage chains such as Starbucks and Dutch Bros. To facilitate rapid throughput, the locations minimized dining room space in favor of multi-lane drive-thru access and digital ordering.

The brand's identity drew inspiration from CosMc, an obscure alien character from retro McDonald's advertising campaigns in the late 1980s and early 1990s. Beyond the nostalgic branding, the menu focused heavily on afternoon energy boosts, offering an array of customizable iced refreshers, blended frappes, and specialty caffeinated drinks alongside a curated selection of sweet and savory baked snacks.

Despite initial curiosity and national media interest, the experimental venture was short-lived. In May 2025, just seven months after the San Antonio locations opened their doors, McDonald's corporate leadership announced plans to wind down the pilot program entirely. By the summer of 2025, both the Potranco Road and Grosenbacher Road stores were permanently closed, leaving the properties dormant after less than a year of continuous operations.

Although the standalone physical locations shuttered rapidly, McDonald's leadership maintained that the pilot program delivered valuable strategic data. The company has noted that product research, flavor profiles, and operational techniques refined during the CosMc's experiment continue to influence new drink and food developments across standard McDonald's menus nationwide.

For the surrounding Far Westside corridor, the vacancy on Potranco Road represented a prime piece of recently developed commercial real estate left without an operator. Given the rapid residential and retail growth in the area, a modern, drive-thru-equipped building of this size is widely viewed by commercial realtors as a turnkey opportunity for emerging coffee concepts, quick-service eateries, or specialty beverage operators.

The visible construction work at 12360 Potranco Road signals an end to the building's brief stint as a shuttered corporate novelty. With fresh paint concealing remnants of the space-themed aesthetic and work crews actively preparing the facility, neighborhood residents are anticipating an official unveiling from whichever tenant is preparing to claim the prominent retail space.
